Phase2 Framing Your Build uniformity and performance. In fact, I-joists use around half the timber fibre of dimensional timber joists. They are also incredibly strong in relation to their size and weight, about 20 per cent stronger than comparably sized dimensional timber. They are lightweight and easy to handle. I-joists can span 6 metres or more. This makes them a suitable option for residential and commercial builds of all scales. They can also be installed in around half the time of a traditional softwood joist. Pre-formed knock-outs are a typical feature enabling cables and pipes to be run through with ease. The main draw for self-builders, developers and house builders alike is that I-joists aren’t prone to warping or shrinkage, making them the ideal choice for quiet floors! They can also be used to build flat or pitched roofs. Metal Web Joists – for services Metal web joists, or open metal web joists are the most recent addition to the joist world. An engineered joist with a wavy metal web centre, they are known by many brand names – at Taylor Lane we use the MiTek Posi- Joist system. They are extremely strong combining the lightness of timber with the strength of a steel web structure, and are easy to handle. Metal web joists offer an unrestricted span up to 7.5 metres, a similar distance to that of an I-joist. They are perfect for accommodating bulky services. Our managing director, Barrie Lane is currently building his own property – his second self-build – and is once again using posi-joists. He has an MVHR system in the roof and wanted to install a low-level shower tray in the bathroom, this meant running a lot of pipes and cables through the floor and ceiling zones. The posi-joists made the installation of services and utilities simpler and quicker. If you’re employing a contractor, posi-joists can also reduce labour costs and reduce time on-site. Metal web joists can be supplied with an extra 150mm length, forming a trimmable end allowing bearing discrepancies to be corrected on-site. Metal web joists come in a range of depths; Taylor Lane offers 223, 254 and 302mm, and can be hung from the top or bottom. Just like I-joists they aren’t prone to shrinkage or warping and can be used for flat and pitched roofs. Floor levels Self-builders need to choose which floor they will build early on in the design process. This is because of the floor levels.
